Homeowners are at a significant disadvantage when dealing with a bank or servicer. A homeowner’s power and industry related knowledge is obviously unequal to that of the lender. Add to this disadvantage the usual stress and desperation that a homeowner is facing during a foreclosure and you’ve got a high risk situation for the potential abuse of a homeowner. Competent professional representation can level the field and place the homeowner’s interest on equal footing with that of the lender so that a negotiated work out addresses the long-term needs of the homeowner.
Who is Eligible
Only homeowners of primary or principle residences are eligible for HUD-certified assistance and counseling. HUD is the federal agency responsible for regulating the housing industry, and this includes overseeing non-profit agencies that assist homeowners with home loan and foreclosure related issues. The specific assistance programs mentioned below might have additional restrictions.
Homeowners who want to modify their home loans on second homes, vacation homes or investment properties should seek out non-government counselors for help.
